AGENCY TERMS & CONDITIONS
Client Registration & Commission Policy

1. Client Registration Requirement
All agencies are required to register their clients with the Developer prior to any property viewing, showroom visit, or tour.
Failure to register the client in advance may result in forfeiture of commission entitlement.

2. Commission Entitlement
Commission shall be granted under the following conditions:

* The agent who first brings the client physically to the sales office / showroom; or
* The agent who establishes the first verified contact between the client and the Developer as per Clause 3.

This applies provided that proper client registration has been completed.

3. Online / Virtual Tours
Online video call tours shall be recognized as valid introductions only when:

* The client is properly registered in advance; and
* The session is jointly acknowledged and recorded by both the Developer’s Sales Representative and the Agent

Failure to meet both conditions will render the introduction invalid for commission claims.

4. Double Agency / Change of Agency
In the event of a double agency case:

*Incase of Double Agency of existing client, Agent 2 shall be informed of such client already exist and shall not insist and shall not be entitled for any commission upon closing the deal.

*Agent 1 shall be informed of double agency registration immediately.

*Incase the Client insist to change Agency due to unprofessionalism or mishandling of Agent 1,

* The second agent (“Agent 2”) must submit a duly completed Change of Agency Waiver Form, signed by the client and confirmed by the Developer
* No reservation agreement shall be processed and no deposit shall be accepted without the fully executed waiver

5. Notification & Waiver Effect

* The Developer shall notify the original agent (“Agent 1”) upon receipt of a valid Change of Agency Waiver
* Upon confirmation, Agent 1 irrevocably waives any rights to commission related to the client

6. Conduct & Pricing Integrity

* Agent 2 is strictly prohibited from offering, promising, or implying any unauthorized discounts or incentives to the client
* Any such actions will be considered misrepresentation and unprofessional conduct

7. Penalties for Misconduct
If the Developer determines that an agent has engaged in:

* Misrepresentation
* Unauthorized discounting
* Unethical or unprofessional practices

The Developer reserves the right to:

* Deny commission for the relevant transaction(s)
* Terminate all existing agreements with the agency
* Blacklist the agency from future collaborations

8. Developer’s Rights
The Developer retains full authority to:

* Review, validate, and approve all client registrations
* Enforce these Terms & Conditions at its sole discretion
* Amend policies as necessary to protect the integrity of the sales process

By participating in any sales activity, all agencies acknowledge and agree to comply with the above Terms & Conditions.
